Campground electricity used to be discussed mostly through hookups: what amperage, how many pedestals, and where they sit. Once cabins, heat pumps, EV chargers, work-from-campsite guests, and shoulder-season heating enter the picture, electricity becomes more than a technical line item. It becomes part of the guest relationship.
A guest who does not understand what is included may feel surprised. A maintenance team that cannot see where power is being used may blame the wrong equipment. An owner without metering logic may underprice high-use inventory or over-police normal comfort. The meter is not just hardware. It is a way to make the invisible parts of the stay understandable.
Fairness matters more in mixed inventory
A campground with only similar RV pads can often use simple assumptions. A mixed property is different. One cabin may run heat in shoulder season. Another may use air conditioning heavily in summer. RV guests may plug in different loads. A staff unit, laundry room, or service building may use power that should not be mixed into guest inventory.
This is where owners need a policy before they need a device. Should electricity be included in the nightly rate? Should long-stay guests be metered differently? Submetering is sometimes framed as a way to recover cost. That can be true, but its more valuable role may be diagnostic. It helps owners see abnormal use, spot failing equipment, compare unit types, understand seasonal load, and decide whether the next phase is realistic.
For cabin zones, data can prevent emotional decision-making. If a few units drive most of the load, the issue may be orientation, insulation, thermostat behavior, guest education, or equipment selection. Without metering, every utility discussion becomes guesswork.
The upgrade sequence should be visible before the first trench
Electrical upgrades can become expensive when the property discovers needs in the wrong order. A better sequence starts with the accommodation plan, then the operating plan, then the load assumptions, then the local electrical review. Only after that should the owner decide whether to trench, add panels, split phases, install meters, or reserve capacity for EV charging.
This does not mean every site needs a sophisticated system on day one. It means the first phase should not block the second. A small cabin pilot can still be designed with future separation, access, and measuring points in mind.
Guest communication is part of utility design
A clear utility policy reduces friction. Guests should know whether power is included, whether heavy appliances are allowed, what happens during outages, how EV charging is handled, and what comfort settings are reasonable. Staff should know how to explain the policy without sounding punitive.
The best utility communication feels like hospitality, not surveillance. It tells guests how the property protects comfort and reliability for everyone. That tone matters, especially when cabins bring guests who may not understand RV-style utility limits.
